Here's one of my articles that was featured last year (May 2008) in the WestLife News.  Believe it or not folks...psychology really does play an important role when staging your home.  I thought I would post it here for homeowners to read (or re-read) and consider since we will be heading into the busier real estate market.  Read on...and enjoy!

The concept of professional home staging isn't a new one. In fact, it became a popular marketing tool among the real estate communities on the west coast over 30 years ago. In light of the recent housing market decline, homeowners are struggling to find creative ways to sell their home. Many real estate agents and homeowners are calling upon the services of "home stagers" to professionally prepare the house for sale. What exactly is home staging? While there are many different "tag lines," from various sources within the industry, it can be summed up as, "using what the homeowner already has to prepare and "position" the home to appeal to the masses. A marketing tool used to facilitate a quick and profitable sale."

With the dozens of new programs on HGTV, the home selling and buying population are taking notice of this thing called "staging." So the question remains: Does it work? What does psychology have to do with it? The answer is yes, it does work, and psychology is a key element in preparing the home for the market. Let's first look at the definition of "psychology." The Webster's dictionary definition is: "the science of the mind or of mental states and processes." How does this apply to buying or selling a home, you ask?

It's quite simple actually! A professional home stager will generally have the home seller pack away personal photos and momentous items, remove clutter such as knick-knacks, countertop appliances, and other items that reflect THEIR lifestyle and the way THEIR family lives in the home. The stager will start with a clean slate so to speak. Through furniture placement, lighting, updated accessories and artwork, and a psychological allure referred to as "emotional connection points," a mental process is put into play. By creating "vignettes," or brief scenes of what life could look like, how a person might use a space, a buyer, for example, will "mentally move in" to the home. It is psychological persuasion. Here is a mental exercise to prove this point. Relax and close your eyes, imagine in your mind's eye, a long and stressful day at work. You get home, fill the spa-tub in the Master Bath with hot water and clouds of fragrant bubbles.

You climb in for a relaxing soak, sipping a glass of wine as you watch the dancing reflections of the candle-lit room... OK, you can snap out of it now! The point is that, by using psychology...the "science of the mind," a home stager is able to draw a prospective buyer in and help them to imagine living there themselves. By "staging" the Master Bath with fluffy towels, beautiful candles surrounding the tub, and a serving tray with a wine glass, a buyer will "emotionally connect" to this space. This is just one example, but there are many emotional connections that can be strategically implemented throughout the home.

While there are still some "non-believers" in home staging, it has been proven to be a very valuable marketing tool. It isn't simply painting the walls and packing away extra "stuff." In order to be successful there is that critical element of the human psyche that must be addressed.

Again I'm Asked...Is Staging REALLY Necessary?
I am asked this question so often. I can't say it enough. YES! YES! YES!

In today's real estate market, the necessity of staging is even more important than it was when times were good! Why? Because despite the economy. Despite the new and tougher lending practices. Despite the fewer number of people getting approved for a home loan, there still exists a NEED for some homeowners to sell...NOW!

Staging a home isn't rocket science! Its about making the home appealling to as many prospective buyers as possible. People, in general, are emotional, and if you have ever bought or sold a home, then you know just what an emotional process it is. The thing you have to consider first of all is the human psyche. If you are buying a home, and it doesn't make you say "WOW" when you first see it, then you will most likely move on to another one.

Staging is all about "presentation." Think about the last time you went to a four or five star restaurant. When your meal was served did you notice the "plate presentation?" Any good Chef will make sure that the presentation of his dish will be neat, exact porportion and scale, perfectly placed on the plate, and then garnished to perfection. The same holds true with staging your home. Everything must be perfectly porportioned and placed (furniture is a great example), and then as you "accessorize" (or garnish) the space, it evokes that "wow" factor. It will make the buyer's psyche kick in and they will start to imagine themselves living in the home. They will be "emotionally engaged."

Like a good Chef "garnishes" so should a savvy homeseller "stage" for success!

Inconvenience of Home Staging
I'm sure many of you have heard this before. "Staging a home is inconvenient and disruptive so it's not worth the hassle." (or at least something close to this statement). Well, yes, it can be inconvenient and disruptive for the homeowner. Just think about the daunting task of clearing all your extra appliances and "stuff" off of the kitchen countertops before a showing. Then dashing into all of the bathrooms to stash the toothbrush and personal items and scrubbing the shower from top to bottom. Oh, and don't forget about the dirty laundry piled sky-high in the laundry room. Oh, darn, the kitty potty is full of...well, you get the picture!
The reality is that when selling you will have to tweak the way you live in the home. It must be kept impeccably clean and organized. It must appear spacious, warm and inviting. And, yes, it will require sacrificing your "personal" style of living and you WILL have to take strenuous measures to tidy every room before an Open House. Having your home staged to sell can be inconvenient and disruptive.
Consider this, would you rather be temporarily inconvenienced with some disruption to your life, OR have a home that isn't properly prepared (staged) for the market and have it sit for months without any offers? Possibly having to endure showing after showing...month after month? Think about the inconvenience of not being able to move forward with your plans. What about the possibility of taking on two mortgage payments?
Looking Fine By Redesign had this very conversation with a potential client just a few days ago. After explaining the benefits of staging their home before listing, and mentally preparing them for the undeniable inconveniences that they will have to endure during the selling process, the client was able to understand that staging is definitely the "lesser of two evils."
We were able to give a few tips and suggestions that will help alleviate some of those inconveniences, (whether "real or perceived,") such as:
Place a small box or tote under the kitchen sink that can be used to "stash" the extra countertop items quickly and efficiently before a showing.
Place a similar box or tote in the bathrooms or linen closets to quickly hide away personal toiletries.
Use decorative baskets in the laundry room to hide away extra items and small amounts of laundry if necessary.
"Double-up" on the use of one or two of the bathrooms in the home. Consider having the children use the Master Bath/Shower to eliminate the number of bathrooms to clean.
Keep a "pre-set" dining table complete with fresh flowers and/or candles.
We strongly recommend, however, that you do NOT store the kitty potty in the same manner as suggested above! This is a MUST CLEAN DAILY item...no exceptions!!
It is critical that a homeowner understands that once their home is put on the market, it isn't your home anymore. While it may be the place where you live, it is now a product and in order to sell that product, it MUST be staged for maximum buyer interest and for a quick sale!

Home Staging On a Budget in 2010
As the year comes to an end and the we make plans to  ring in 2010, we are reminded that the real estate market will be picking up again in the spring.  Homeowners will once again start planning to put their homes on the market, and wonder if they will get that perfect buyer right out of the gate, or at all!
 
While there is conflicting information about today's housing market, whether it has improved or declined, one thing is for sure:  staging your home before listing is a seller's advantage regardless of the housing market conditions!  Investing a minimal amount of money and hiring a professional home stager for a consultation is well worth it.  First impressions are lasting impressions and a buyer will make their decision based on the first impression within 15 seconds of entering the home!  Even more importantly, the internet plays such an integral part of selling a home these days because there are numerous sources to view homes online before making an appointment.  If the online photos do not "showcase" the positives of the home, buyers will keep on clicking to the next for sale home.  Homeowners can't afford to lose potential buyers.  Any good real estate agent will tell you that Price, location, and PRESENTATION (appearance) are the keys to selling quickly.  So make that call to a professional home stager and at a minimum schedule a consultation!
